Orange Polska conference – “Reactivation of real estate. Reactivation as a strategy.”
Capital, technology and the user are three pillars that are increasingly shaping the direction of the real estate market. During the “Reactivation of real estate. Reactivation as a strategy.” conference organised by Orange Polska, we discussed financing the modernisation of existing assets in the context of high capital costs and a changing macroeconomic environment.
The event included several discussion panels devoted to the practical aspects of property transformation – from market experience and financing of modernisation projects to the challenges of preparing and implementing investments 🏗️
The panel “How to Finance Property Modernisation?”, moderated by Marek Zuber, focused on why the modernisation of older buildings is increasingly becoming a more conscious investment choice and how it affects financial decisions. We discussed examples of revitalised projects such as ŁÓDŹ.WORK, F.S.O. PARK, BOHEMA – Strefa Praga and PRESTIA, as well as how banks and investors approach the financing of the purchase and adaptation of older buildings and whether public-private partnerships in revitalisation actually exist. The discussion was joined by Magdalena Luks – BNP Paribas, Joanna Szafranek – OKAM and Mira Kantor-Pikus, MRICS, Executive MBA – Cushman & Wakefield.
As Joanna Szafranek, CFO of OKAM, emphasised 💬“The transformation of existing assets is a time-consuming process and a significant challenge for developers. In practice, the risks often ultimately lie on the private investor’s side, which means that given current business alternatives, modernisation projects carried out in a public-private partnership model remain very challenging”.
