Integrated urban districts as a model for urban development in Poland

The Urban Land Institute Poland “New Urban Poland” publication structures the discussion around one of the key directions of contemporary urban development in Poland. The report analyses how large-scale urban transformation projects are shaping the way cities are designed, used, and experienced.

At the core of the report are integrated urban districts, which – as highlighted in the publication – have evolved into a mature and repeatable model of urban transformation. This model is based on the regeneration of post-industrial sites into dense, mixed-use, and publicly accessible parts of the city that form an integral component of the urban fabric.

Projects such as BOHEMA – Strefa Praga and the planned F.S.O. PARK illustrate how this model works in practice. Key elements include the combination of uses, integration with the surrounding city, and long-term value creation rooted in heritage and the existing urban structure.

The key characteristics of this approach include:
– functional complementarity
– integration with the city
– heritage as a foundation of identity
– public-private collaboration
– a long-term, phased development process

We would like to thank Maximilian Mendel, Małgorzata Poręba, and Weronika Kasprzak for their collaboration in the preparation of the report, as well as all project partners: AFI Poland, Capital Park, Echo Investment, Euro Styl (Dom Development Group), Globalworth, Liebrecht & wooD, OPG Property Professionals, Stary Browar, Vastint, and Union Investment.
